Due Diligence

Environmental due diligence is the process of assessing a property, typically as part of a transaction, for the potential risk of environmental contamination. Environmental due diligence, when performed properly, can protect a potential seller or buyer from environmental liabilities under the Comprehensive Environmental Response, Compensation and Liability Act (CERCLA). From this angle, environmental due diligence acts as a cheap insurance policy that helps to protect a party against potentially expensive environmental liabilities. In addition, environmental due diligence can help a buyer or seller to make sound decisions regarding a property, both in the negotiation of the property transaction and in the potential future use of the property based on the information obtained during the assessment.   • Phase I Environmental Site Assessments (ESAs)

Environmental 
Remediation

Environmental remediation pertains to the removal of contamination from soil, groundwater, or surface water. In many cases environmental remediation functions as a component of environmental due diligence. There are many approaches to addressing contamination at a site, and the methods used should be thoroughly considered to ensure the potential of harm to human health or the environment is minimized, costs are effectively managed, and the applicable rules and regulations are followed. In many cases it may be appropriate to remove the contamination through excavation, but in other circumstances it may be more appropriate to implement in situ (in place) remediation strategies such as pump and treat or soil vapor extraction, or to leave the contamination in place and implement appropriate controls to prevent exposure.

Environmental Compliance  
and Permitting

Environmental compliance and permitting, when appropriately executed, can benefit property owners, facilities, and operators by ensuring any applicable operations are performed in accordance with respective laws, and can also positively impact the productivity and morale of personnel by providing better working conditions and more efficient operating practices. Environmental compliance services protect natural resources and in many cases can protect real estate values by decreasing the likelihood of potential impacts from industrial or other significant activities.
